Concept Design
Concept design is about testing the ideas and determining how the development can meet the client’s requirements. Top Planning not only provides the basics of a concept design but will also consider how the project will meet the client’s needs, how it can be executed within budget and how to make sure of the full potential of the site is utilized. The concept design will also include investigations regarding the applicable regulations and site controls that apply.
Design Development
The design development is to develop a set of drawings and renders to reflect what proposed project will look like. At Top Planning, we will take into account the actual site and building measurements, client feedbacks, regulations and council overlays. The high level of details executed at this stage ensures that the plans and drawings meet the requirements of relevant local council.
Building Permit Application
When the planning permit approval is received, a building permit is required. The building permit is a document that specifies the building’s design and needs to be approved before the project can begin. The services provided in the building permit application stage include:
